What Is A Good Month To List My Home?

Many sellers wonder when is the best time to list their home for sale. Truth is in Las Vegas there is no bad time to list your home because there are so many investors looking to purchase in this area. A very good time to list your property is between the middle and end of May. I’ll tell you why.

As soon as school lets out for the summer, parents that are looking to move into a different school district start looking for homes. If you put your home on the market a couple of weeks prior to this period, you have an opportunity to hear feedback from potential buyers that have already viewed your home. This allows you to make minor changes to your home so it looks great for the new wave of buyers about to hit the market.

I like to contact the agents that have brought potential buyers through my listings to see what the buyers had to say about the home. I can then pass that information on to the sellers so they can understand what needs to be done to make the home more appealing to buyers. Sometimes small changes like removing clutter from one room can make a big difference in how potential buyers view a home.

In Las Vegas, there always seems to be a good volume of investors looking to purchase property. Couple that with the influx of buyers looking to move into different school districts before the next school year and you have the highest volume of buyers looking to purchase your home.
